 Investor Lending FAQ

+ How fast can I get funds to purchase a property?

Depends on the type of loan but typically within 15-30 days.

+ How much does it cost for a loan?

We can share a Deal Analysis Worksheet (just fill out a borrower form to request it!) but our rates are similar to other lenders in the area. Once we know your property details, we can give a quote within 24hours.

+ What is the draw process like?

Depends on the type of loan but it’s typically 1-8 draws allowed with a $150 minimum fee per draw. Upon loan start, funds are put into an escrow account. When you complete segments of the work, you request a draw, an inspection is completed, and then you receive payment for the work done.

+ What does ARV mean?

After Repair Value. The ARV is a critical element in the real estate world. It’s used for comps, for determining loan value, for knowing your earnings, as well as time value of money.

+ I have trouble getting accurate comps!

+ Timeline from A to Z to buy a property -- what does it look like to get a loan?

  1. Submit a Borrower intake form on our website and receive a pre-approval letter
  2. Research and find a possible investment property
  3. Go under contract and receive a loan estimate
  4. Submit the contract agreement, scope of work, and a few other form.
  5. Underwriting process
  6. Q&A from the lenders but we promise to keep you informed and educated along the way!
  7. The final step! Closing/deal funded and you get to start on your investment journey!

+ How are the loan numbers chosen for my investment property?

Depends on the loan but a very simple equation is to take 70% x ARV price = basic loan. Some loans will be higher percentages while others are lower….since these are “asset-based loans”, your property details will determine the final loan numbers. The basic loan will include a percent of the purchase price plus all construction/rehab funds.
